Hotel business license is necessary

Assumed that you want to advertise your real estate at website of Airbnb etc.

In that case, you will need to obtain hotel license.

However you may not want to obtain hotel business license. Then, you want to say that your activity is not hotel business, but it is conventional real estate renting out business.

So, I would like to explain the borderline between Hotel business and Real Estate Renting Out Business.

Difference between Hotel business and Real Estate Renting Out Business in Japan

If you receive hotel charge and accommodate persons, your activity is included in Hotel Business.

So, if you do not receive hotel charge or do not accommodate persons, your activity is not included in Hotel Business.

If you clean the guest room (it may be one unit of building or detached house) and replace bedclothes, it is linked to Hotel Business.
If you sustain sanitation of guest room, it is linked to Hotel Business.

Even if you do not clean the room by yourself, if you order other company to clean the room on behalf of your guest, it is linked to Hotel Business.

If you pay cleaning fee on behalf of your guest and order other person to clean the guest room and you receive cleaning fee from your guest, it is linked to Hotel Business.

If you designate cleaning company for your guest, it is linked to Hotel Business.

In the case you rent out your real estate to a guest. Even if you do not clean the room by yourself, when you ask your spouse to clean the room, it will increase possibility that your activity is deemed as Hotel Business.

On the other hand, if your guest cleans the room, furniture, bedclothes, it will decrease possibility that your activity is deemed as Hotel Business.
So, your activity may be included in Real Estate Renting Out Business.
