Now, there is social problem related to vacant houses ( Akiya = 空き家 )in Japan.
According to survey managed by Statistics Bureau of Japan, (http://www.stat.go.jp/data/jyutaku/2013/10_1.htm ), the number of vacant house in nationwide is 8,200,000. Rate of vacant house is 13.5%.
When you hear the word ” vacant house”, you may imagine that there are many vacant houses in Japan, so it is not advisable to buy real estate for renting out.
However, the actual situation is different from your imagination.
When you walk around city, you will find some old wooden houses built over many years ago.
And these house are already damaged and are not available for renting out.
Here, I explain what kind of houses are vacant.
The number of residential property for sale ( The owner is looking for buyer and she does not live there.) decreased to 310,000 from 350,000 of former survey. It has decrease by 40,000 houses.
The number of residential property looking for renter has increased from 4,120,000 to 4,290,000.
It has increased by 170,000.
The number of houses that owner has another residential houses are 410,000. It is same as former survey.
The number of houses that are not included in mentioned above has increase from 2,700,000 to 3,200,000.
It has increased by 500,000.

So, even though the number of vacant house are increasing, many of them are not houses for renting out.
It means that these houses are not available for renting out right away.
